BEFORE YOU MOVE IN… Reservation Fee:

This is payable if you have made an acceptable offer and wish the property to be reserved for you exclusively and withdrawn from marketing.

Equivalent to two weeks rental ­ these funds are deductible from the first month’s rental should the tenancy proceed.

Tenancy Contractual Documentation Fee:

Ranging from £60.00 up to £175.00 (plus VAT) per tenancy and depending on the total number of tenants appearing in the applicable contractual documentation.

Reference Checking Fee: covering a prospective tenant’s financial credit history, court judgments, current employment status and salary details and previous landlord checks:

£50.00 (+ VAT) per Tenant /Guarantor (£80.00 +VAT per Tenant if a Company )

Security Deposit:

Equivalent to 6 weeks rental. This will be protected in a Government authorised scheme (if applicable).

Pet Deposit:

In addition to the Security Deposit, a further 2 weeks rental will be required to cover the added risk of property damage by a pet. This will be protected with the Security Deposit in a Government authorised scheme (if applicable) and may be returned at the end of your tenancy.

 

DURING YOUR TENANCY…

Amendment/Change of Tenant Fee:

If you (as the Tenant) wish to change the arrangements set out in an existing Tenancy Agreement (eg. to add a new tenant where one is leaving) then £175.00 (+VAT) will be charged for all negotiations leading up to the Contract’s terms being amended and updating your tenancy agreement during the tenancy.

Renewal Fee (tenant’s share):

£50.00 (+VAT) Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

ENDING YOUR TENANCY…
Inventory check out Fee (tenant’s share):
Attending the property to undertake an updated Schedule of Condition based on the original

inventory. This cost is dependent on the size of the property, furnishings and inventory company available (and their charges), please see below the range of check­out costs for your reference and information (all prices are subject to VAT)

OTHER FEES AND CHARGES…
Unpaid Rent / Returned Payments ­ Interest at 4% above Bank of England Base
